Can I remodel the kitchen and a bathroom at the same time?+
Yes. We can plan a kitchen and one or more bathrooms as a single project, with one estimate covering all of it.
Does my remodel go through the city or the county?+
It depends on where the house sits. Use the City of Lake Stevens Permit Center for permits inside city limits and Snohomish County Planning and Development Services for unincorporated areas nearby. We can help you work out which one applies at the visit.
Is a 1990s or 2000s Lake Stevens house due for a kitchen or bath update?+
Plenty of houses here are that age: about 46.5% of Lake Stevens housing units were built from 1990 to 2009 (U.S. Census). If the kitchen or bathrooms haven't been redone since, they may still have the cabinets, counters and tile the house came with.
Do you remodel older homes near the lake?+
We do. Lots along the lakeshore were laid out for summer homes and resorts by the mid-1920s, so a house near the water may be older than its neighbors or may have been added onto over the years. At the visit we ask what you know about past additions or repairs, because that helps us plan.
Do you work on newer Lake Stevens homes too?+
Yes. About 7.5% of Lake Stevens housing units were built in 2020 or later (U.S. Census). Owners of newer homes sometimes swap builder-grade kitchen or bathroom finishes for ones they choose.

Do I need a shoreline permit to remodel a home on Lake Stevens?+
Usually not a full permit, but you may need a letter. Lake Stevens' shoreline jurisdiction covers 200 feet from the lake or a stream, and the city lists single-family residences and normal maintenance and repair as exempt from a Substantial Development Permit. Both still need a Letter of Shoreline Exemption before work starts and must follow the Shoreline Master Program.
Is Lake Stevens tap water hard enough to affect new fixtures?+
It's moderately hard. Snohomish PUD's 2025 water quality report lists average total hardness of 108 ppm, ranging from 53 to 118, for its Lake Stevens Integrated Water System, which blends Everett's Spada Lake water with PUD wells. USGS classifies 61 to 120 mg/L as moderately hard, enough to leave mineral buildup in fixtures and water heaters.
Is there lead in Lake Stevens tap water, and does old plumbing matter?+
Very little. In Snohomish PUD's latest testing for its Lake Stevens Integrated system, the 90th percentile lead level was 3 ppb against a 15 ppb action level, with 0 of 37 tap samples above it. The PUD says lead in Washington drinking water comes mainly from household plumbing materials, which a kitchen or bath remodel can replace.
Who do I contact to cut power for a panel upgrade in Lake Stevens?+
Snohomish PUD, which provides electric service across Snohomish County. Its Construction and Remodeling page has a form to schedule an electrical disconnect and reconnect. To install or modify electrical service, such as a larger service for a remodel, the PUD asks for a New Service Questionnaire that includes the service entrance and electrical load information sections.
Where can I take remodel debris from a Lake Stevens project?+
To a Snohomish County solid waste facility. County rules say garbage created in Snohomish County must be disposed of in the county, and you or your contractor can self-haul. The transfer stations in Everett, Arlington and Mountlake Terrace charge 2026 rates of $30 for up to 360 pounds and $160 per ton above that, plus tax.
