Keep it swept and sealed, and plan to re-stain once water stops beading on the boards. Rainy winters wear down unprotected wood, and re-staining on time is easier than replacing boards later. We stain existing decks as well as the ones we build.

Not a standard deck. Washington's code requires decks to carry a 60 psf live load, and its deck span tables assume 60 psf live load or 70 psf ground snow load. The American Wood Council's prescriptive deck guide says decks supporting large concentrated loads like hot tubs are beyond its scope, so a tub needs its own design.

Washington's residential code requires guards on open sides of decks, stairs and landings that sit more than 30 inches above the floor or grade below, measured within 36 inches of the edge. Stair guards can be 34 inches. Edmonds' deck handout adds that intermediate rails must stop a 4-inch sphere from passing through.

In unincorporated Snohomish County, an uncovered deck, porch or steps can project into a required setback if it is no more than 4 feet above finished grade, stays at least 30 inches from every property line and extends no more than 6 feet into a street setback. Taller or covered decks must meet full building setbacks.

Washington's code fastens the deck ledger to the house band joist with 1/2-inch lag screws or bolts spaced by joist span, and the ledger must be flashed to keep water off the band joist. The standard lateral detail adds hold-downs rated 1,500 pounds or more within 24 inches of each deck end. Decks 30 inches or lower may be freestanding.
