Up to 1,000 square feet of gross floor area per ADU in Arlington, and all structures together can cover no more than 35% of the lot. An ADU must connect to city water and sewer, match the main house's materials and roof form, and add one parking space on lots under 6,000 square feet or two on larger lots.

Since November 26, 2025, Arlington requires sprinklers in an existing home when an addition doubles its floor area or takes it past 3,600 square feet, or when building permit costs over three years exceed the home's Snohomish County assessed value, among other triggers. An attached ADU means sprinklering both units unless they're separated per IRC R302.3.

Morning inspections run 8 a.m. to noon and afternoon ones 1 to 4:30 p.m. Water and sewer inspections go through Public Works instead.

Arlington's combined sales tax rate is 9.3% for October 1 to December 31, 2026: the 6.5% state rate plus a 2.8% local rate. Washington taxes the whole remodel contract, including labor, materials, permit fees and subcontractors, and the invoice must show the tax separately. On a $15,000 job, that comes to $1,395.
