What our crew builds in Seattle
Of Seattle's roughly 394,000 homes, about 90,000 were built in 1939 or earlier, and 21% have gone up since 2010 (U.S. Census ACS 2024). A bath in a 1920s Wallingford box house and a bath in a newer build need different plans. Bathrooms and kitchens come first for us; the full list is below.

Bathroom Remodeling
Cabinets, counters, lighting and floors for Seattle kitchens, including opening up a closed-off kitchen in an early-1900s house when the structure allows it.
Kitchen Remodeling
For a Seattle Box or a postwar ranch that needs several rooms redone, we map out the order with you and work through it step by step.
Whole-Home Remodeling

Interior Home Renovations
Finishing a Seattle basement as living space. The city allows up to two ADUs on a lot, so a lower level can sometimes become a permitted unit.
Basement Renovation
We plan your Seattle layout and finishes and then build them with the same crew, so the plan doesn't get lost on the way to the job.
Home Renovation & Design
Not ready to build yet? We help Seattle homeowners work out layout, finish choices and budget as a first step.
Home Renovation Design Services
Water damage, drywall and ceiling repair, flooring, and fences and gates for Seattle houses, whether the damage came from one leak or years of wear.
Repairs & Restoration
Decks, pergolas, privacy walls and stairs for Seattle backyards, with materials and details chosen for the Northwest's long wet season.
Decks & Pergolas
Interior and exterior paint, siding and deck stain, and door refinishing. A Seattle house from before 1978 may have lead paint under its newer coats.

One is a kitchen we remodeled top to bottom, the other a carved front door we refinished. They're here to show the quality you can expect.

Seattle's housing runs from Victorian and Edwardian homes on Capitol Hill to 1920s box houses in Wallingford and the Cape Cods built in Wedgwood during World War II. We bring the same careful approach to each.
Attention to detail is what Google reviewers say about us most often, and it matters even more where new work meets old trim and floors.
Plan, ask questions and approve your Seattle remodel in Spanish or English. You choose, and it stays that way to the end.
Our workmanship carries a three-year warranty from the day the job wraps up.

How it works
Four clear steps. If your home is a condo or a rental, the Puget Sound Clean Air Agency requires an asbestos survey by a certified inspector before renovation.
Reach us at (425) 268-0035 by phone or WhatsApp, or send the form, with a quick note on the room you'd like to change.
We walk the room with you, measure, and talk through layout, finishes and budget. In a pre-1940 house we'll also point out what to test for, like lead paint, before walls are opened.
We take you through the estimate and scope in English or Spanish. When you approve, we schedule the work.
Our crew completes the remodel, and you do the final walkthrough with us before we call it done.
Our warranty
Once the job is done, our workmanship stays covered for three years. Spot a problem with something we built? Call, and we'll come back and check it. We'll cover the complete terms with you at the estimate.
Seattle remodel questions
Yes. We work across North Seattle, the area north of the Ship Canal, including Ballard, Greenwood, Phinney Ridge, Fremont, Wallingford, Ravenna, Northgate and Lake City, and in Capitol Hill.
Residential building permits in Seattle come from the Seattle Department of Construction & Inspections (SDCI).
Seattle has eight historic districts, including Ballard Avenue, Harvard-Belmont and Columbia City. Changes to buildings inside them are regulated and can need a Certificate of Approval before work starts.
Bathrooms and kitchens come first, in Seattle's pre-1940 houses as well as newer builds. We also handle whole-home remodels. Past projects include water damage repair, painting and flooring, along with decks, pergolas and fences.
In most Seattle neighborhoods, construction is allowed from 7 a.m. to 10 p.m. on weekdays and 9 a.m. to 10 p.m. on weekends and legal holidays. In multifamily and neighborhood commercial zones, work must stop by 7 p.m. Jackhammers and other impact work are limited to 8 a.m. to 5 p.m. weekdays and 9 a.m. to 5 p.m. weekends.
Often, yes. Seattle's SDCI offers a Subject-to-Field-Inspection (STFI) permit for simpler projects, including non-structural interior alterations in single family homes and duplexes. SDCI says it typically processes STFI permits within one working day of filing, through the Seattle Services Portal. Attic conversions and ADUs do not qualify and need full plan review.
Yes. In Seattle, a residential dumpster or storage container in the public right-of-way needs an SDOT Street Use permit before delivery, applied for through the Seattle Services Portal. It must sit at least 30 feet from intersections, 10 feet from driveways and 15 feet from hydrants. Paid parking areas also need a temporary No Parking Zone.
Not all of it. Seattle bans asphalt paving, bricks, concrete, metal, cardboard, new construction gypsum scrap, and unpainted, untreated wood from disposal, and mixed loads must go to a Qualified Facility. Remodels valued at $75,000 or more must file a Waste Diversion Report with Seattle Public Utilities within 60 days of final inspection approval.
Seattle's combined sales tax rate is 10.55% from October 1 to December 31, 2026, according to the Washington Department of Revenue. Contractors doing custom construction collect it on the full contract price, including labor, materials and permit fees, at the rate where the work is done. On a $20,000 Seattle remodel, that adds $2,110.
